HiMy name is Ben, who is the owner of small company in Auckland. Our business is international education agent mainly for Japanese market. As you know that our industry depends on NZ border which still remains close.However, our main concern is the high rental cost for our office in the middle of Auckland central. We still have almost 1 year term remaining to terminate. We asked the building owner to terminate our contract with 2 months rental penalty. but no answer for a long time.We would like to seek some information or good ideas to terminate our contract term and move out current office as soon as possible to service our business.I would really appreciate it if you could help our situation.Kind regardsBen Tokunaga

Hi. Just starting a new business involving carrying out residential and commercial land inspections for property buyers, sellers, and property owners looking to develop or upgrade their land. Includes inspecting all structures connected to the land (foundations. retaining walls, driveways, drainage systems etc.) and preparing a report outlining their condition and whether repairs or maintenance is required.No website yet, and all reports are prepared on standard word documents. However, I would like to investigate using an Ipad app or similar to reduce time and costs. Can someone point me in the right direction? Thanks

Hey 11 months ago (about two years into our lease) our landlord started using a property manager. There was no discussion or consultation with us on this, in fact we only found out when the property manager contacted us to view the building, our landlord hasn’t contacted us since. We never informed that we’d be responsible for the payment of this service or informed what the fees would be. We’ve just received a bill for the previous 11 months and we’re in absolutely no position to pay it. We’ve been paying reduced rent since March due to taking such a hit from COVID-19, we are meant to go back to full rent this coming month but will struggle to pay that. It is in our lease agreement that we’re responsible for “management fees” which isn’t something I was aware of until now so I have no idea what to do. Money is so tight at the moment that I don’t think we could even afford to pay it off via a payment and we’d also then need to factor the future bill into our monthly expenses which we also have zero room to do. It just feels impossible for us to get back on our feet and I’m afraid I’m going to have to close the business and file for bankruptcy.

Hi there. We are tenants and I am trying to understand who is responsible for the payment of replacement Emergency Lighting, we have around 15 of them in our building and they cost $300 to replace, they all seem to be up for replacement and this is becoming a lot of money? Who is responsible for this cost the tenant or the landlord? The last one was paid by the landlord and they are now saying we are responsible. Out lease states the landlords are responsible for payment of replacement items, whereas the tenant is responsible for repairs and maintenance. The fire service people are stating the most economical way is to replace? Can you please advise? Many thanks

In the new budget they are putting some of the budget into new social housing. We are a pre fab building company in the lower north island and have created a product for this market. How and what are the avenues to be able to get in front of the right people in the sector to pitch what it is we can do for helping people getting into new healthy homes?

Hi folks;a question about prime real estate land-LEASE. I’ve been offered prime commercial sections of almost 3,000 sq meters, to lease. Valued around a million+. No one is answering or giving me a hint of what to offer, weekly, monthly or even for how long it be suitable, too. The investors appreciate what I’m offering and with that in mind I am confident for my start up project to take hold, once I can promote that the land is ours. BUT How much should I offer? We are looking to sign up a 3-5 year commercial lease in the next 4-6 weeks in Auckland. Due to the current environment we can see significant downward cost pressure on retail leases – what is the view on industrial? Will there be a softening due to reduced demand? HelloI own commercial property. One of my tenants has clause 27.5. They told me they were paying nothing, then told me they would pay 50% and weren’t negotiating.They are back in the building, operating as of the 28th and have told me that they will only pay 75% during level 3.If they have full access to he building then how can they expect to only pay 75%? Does clause 27.5 allow for this? If it dosent are they I. Breach of their lease and I can go down that route?Thanks

Hi, I have a Property Management business, which also includes Airbnb properties. I thought I could use my time working from home, to also do online social media/marketing courses. HiWe were about to start development work on a property we have in Hamilton to demolish the existing house and build two new houses in a duplex situation. The existing house is untenanted and substandard and would require a lot of money spent on it to bring it to compliance. Our preference would be to demolish this and build two new fully compliant duplex unitsTo fund this build from the bank we would need to have a confirmed sale on one of the units.In the current market this is not an option as we dont know what effect Covid 19 will have on house prices but it will probably be down and this could be significantSo this idea is no longer a good short term plan (it was pre covid) but is still a good long term plan as Hamilton has a shortage of good housingIt will also employ our own staff and a contract builder.Would the government help with funding a project like this?

I have a small Design and Build Company, we were 3/4 through a new home build before Lockdown and this is now on ice until the lockdown lifts. I don’t have a pipeline or any definite sales to work with after we complete the current new build – 4-6 weeks after lockdown.It takes 4-6 months for a build from meeting client, contract to starting the build, this is the period where I will have no cashflow/income.The reality is I need to put this business on the backburner and get a day job, if I can. We live week to week and cash is running out with no cashflow, the subsidy is gone, it pays for the mortgage. Time is running out. Any ideas?
